A home that is priced correctly will attract more buyers and insure the shortest time in marketing.

2. GETTING THE HOME READY - When selling your home, you want it to look its best. You should go through each room and de-clutter it. Also, remember that when they walk into your home, the first impression is the most important. Besides clutter removal, cleaning, and painting obvious blemishes are basic forms of staging. 3. TITLE V TESTNG - If your home has a septic system or cesspool you will need a Title V test completed prior to the closing. It is advisable for you to do one before you market the house. By completing the inspection before marketing the home, you won’t have any surprises during the process.
4. HOME INSPECTION - It may be a good idea to have a home inspection before you put your home on the market. The home inspector can point out any repairs that may need to be done before marketing. By doing this, you will be prepared for any issues that may arise from the Buyer's Home Inspection.

STEPS TO SPRUCE UP YOUR PROPERTY
BEFORE PUTTING IT ON THE MARKET
Basics
- Give your home a thorough cleaning, a fresh coat of paint where needed and make sure the yard is nicely groomed.
- Remove all clutter, concentrate on opening floor space.
- Plan a yard sale to remove any unwanted furniture, toys or other clutter. You can also make a donation as a tax write off.
- Repair any dripping faucets and caulk any cracks. Bathrooms are a key selling point.
- A newly painted wall in a neutral shade can change the whole outlook of a room along with clean windows which will brighten and enlarge a room.
IMPROVEMENTS THAT ARE COST EFFECTIVE
If you are thinking of making improvements before selling, start with the most cost effective projects and keep a journal of all improvements. Some helpful hints:
- Replace broken gutters and/or shutters.
- New floorings in neutral shades in kitchen and baths may be affordable and can speed up a sale by appealing to buyers looking for a home in “move in” condition. You can usually tell when a room was last updated by the color scheme.
- Repair any broken woodwork, loose planks or creaky stairs. No buyer wants to deal with structural repairs as soon as they move in.
- Hardwood floors are always a plus. If your hardwood is under carpet, consider removing the floor covering and sand the floors. This would be a plus, especially if the carpet is worn.
